Rent and Legal Protection
As a professional Letting Agent it is always our aim to provide Landlords with a service that will give Peace of Mind and a Trouble-Free tenancy.
As such, Alex Clark Lettings have devised a scheme that not only provides Landlords with Peace of Mind but also insures against losses caused by Tenants failing to pay rent.
This scheme is called our Premier Managed Service and if you have selected this not only will your property benefit from all that our Managed Service provides but also from the following:
Rent and Legal Protection Insurance
During the tenant vetting process every precaution is taken to avoid a potential claim for unpaid rent arising in the future. However, in the event of a change in tenant circumstances, this insurance will not only guarantee your rental income but will also provide you with cover should any legal costs be incurred.
As a Premier Managed Landlord with Alex Clark Lettings you will automatically be insured under our Rent & Legal Block Policy.
This will cover your Rental Income in the event your tenant defaults. The Legal Costs, which can total many hundreds if not thousands of pounds in complex cases, are also included.
Situations where these costs can occur are:
- Property Disputes
- Repair and Renovation Disputes
- Eviction of Tenants
Limits of Cover:
For Rent and Legal Protection: £2,500 per month (maximum £10,000) paid until vacant possession or for a maximum of twelve months, whichever is sooner.
Legal Expenses: £25,000 maximum
Other Legal Costs and Expenses: £50,000 maximum
There is no excess to pay with this scheme and rent will be payable one month in arrears.
Quarterly Property Visits
The standard period between each inspection is 6 - 9 months. We will visit the property every 3 months to ensure that any potential problem that may be arising is responded to as quickly as possible.
Care-taking service during void periods
Allowing you to comply with obligations laid out within your Buildings Insurance policy, we will visit the property in between tenancies, where the property is not occupied for more than 14 consecutive days. This will help prevent any potential problem arising, which is especially important during the winter months.
Tax Year End Income & Expenditure statement
To assist you with your annual tax return, saving you hours helping you avoid having to go through old statements, we will provide you with a summary of all the information you will need.

The benefits listed above could be yours for just £130.00 + VAT per year. That works out at £10.83 per month for Peace of Mind and the security that those unforeseen extras are taken care of.
