As a prospective tenant, you can expect a friendly welcome from everyone at Alex Clark together with the widest choice of available properties in the county. We usually have in excess of 100 local properties available at any time and with new accommodation arriving daily on this site, there’s every chance you’ll find your ideal place to live.

To save you time, you’ll only be shown properties that suit your specific requirements. Every viewing is accompanied by a member of staff who is familiar with the accommodation.

When you’re happy with a particular property, our vetting and moving in process is simple, quick and virtually hassle free.

I have found a property I want, what now?

  1. A £200.00 non-refundable holding fee must be placed in order to secure the property. This can be paid by bankers draft, building society cheque, personal cheque, cash or debit or credit card (2.5% charge). This payment will be credited against your initial invoice prior to moving in. You will then be given application forms for each individual that will be living in the property (those 18 and over). These forms must be returned to the office within 48 hours. If the forms are not returned within this time we reserve the right to put the property back on the market.

  2. Your application forms will then be processed. You can expect a decision to be made within 5 working days, subject to fully completed application forms and all references being received.

  3. Once all of the relevant references have been received and the Landlord has accepted your application, we will in writing confirm all tenancy details. You will be required to come into the office on your intended move in date to sign the tenancy agreement and pay the remaining balance. A breakdown of what you will be expected to pay is below:

    Rent in advance (managed by us) Apportioned rent subject to move in date,
    minimum of one months rent
    (not managed by us) Six weeks rent
    Security Deposit Equivalent to one months rent, plus £100
    An extra £100 is added for each pet
    Administration fee £200 plus VAT (£235.00)
    Referencing fee £25 plus VAT (£29.38) per tenant
    Guarantor referencing fee £50 plus VAT (£58.75) per guarantor
    Contents Insurance Cost to be confirmed

    The security deposit is only refundable at the end of your tenancy as long as the tenancy has been satisfactorily conducted, and is subject to a final check on the property.

  4. The above balance must be paid in full prior to or on the day of your move in. It can be paid by bankers draft, building society cheque, personal cheque (allow 10 working days for this to clear) bank transfer please check with your bank to ensure we will receive the funds by your move in date) or debit or credit card (2.5% charge). We do not accept cash in this instance.

  5. It is your responsibility to ensure that your possessions are adequately insured against loss or damage. Unless you provide us with a valid certificate of insurance or confirmation of a policy purchased prior to your move in date then this cost will be added to your invoice.

  6. If you become a tenant of one of our properties your security deposit will be protected by The Dispute Service, unless you are told otherwise. You will receive details of this when you sign your tenancy agreement.

Our Assured Shorthold Tenancies will usually be for a minimum of six months, unless it has been negotiated otherwise.
